Work Order Response Time
How quickly are maintenance requests resolved? Faster close times mean happier residents and fewer escalations. Response time metrics exclude bulk recurring orders (e.g. scheduled filter changes) and migration-era records imported without an origin.

Response Time by Priority
Are emergencies actually addressed faster than routine requests? This breakdown shows whether the triage system is working — Emergency and High priority orders should close significantly faster than Medium and Low.
Work Order Volume by Category
What types of issues dominate? A high volume in a single category (like plumbing or HVAC) may signal a systemic building issue — aging infrastructure, deferred maintenance, or a vendor problem.
Work Order Type Breakdown
How is maintenance time split between reactive requests, make-readies, and other scheduled work? A portfolio dominated by reactive work may need more preventive maintenance.
Emergency Work Orders
How many high-priority requests are there? Emergencies drive up costs and resident dissatisfaction.
